PagIbig Members can own a condo at GA Towers for as low as 16k!

There's a saying that "There is no satisfaction, no greater gratification, than that you receive when you close on the purchase of your own home".

For Filipinos who want to own a prime property right at the center of Metro Manila, Westchester Realty Corporation and Pag-Ibig Fund can make that dream a reality. This is an investment worth buying for.  The value of what you paid for appreciates from time to time.

As part of its mission make affordable housing accessible to every Filipino family, Westchester Realty Corporation has partnered with Pag-Ibig Fund in the redevelopment of GA Tower 2.

The property firm owned by former Governor and Solon, Rodolfo G, Valencia held an Open House event last July 8, 2022 to formally re-launch the GA Tower 2 condominium in EDSA, Mandaluyong.

Nico Valencia, President and Chief Operating Officer of Westchester Realty

Nico Valencia, President and Chief Operating Officer of Westchester Realty said they were inspired to proceed into the re-development of GA Tower following the initial success of its venture with Pag-Ibig Fund. WRC has acquired from the mutual funding agency more than 8,000 housing units formerly owned by Globe Asiatique over the last 2 years. These former Globe Asiatique housing communities are located in Pampanga, Binangonan, and San Mateo in Rizal province including Valenzuela City and the GA Tower in Mandaluyong.

“Even with the pandemic, the demand for housing continues to be very strong,” Valencia told reporters in an interview. “GA Towers offers an exceptional proposition for first-time homeowners bringing together the three most important aspects when investing in real estate—accessibility,  affordability, and amenities.

Valencia says this is why WRC is optimistic that the 540 available units at GA Tower 2 would be sold out by year’s end and judging from the turnout during its first Open House event, the remaining units might be sold even earlier than expected.

Prime Location at the Center of Everything

The GA Tower 2 is located within the heart of EDSA, Mandaluyong City, along EDSA and infront of Boni-MRT Station in Mandaluyong City. Its proximity to Ortigas and Makati (both 10 minutes away), coupled with easy and direct access to Boni-MRT Station.

“Our location is ideal for those working in the business districts, whether their offices are in Makati, BGC, Ortigas, or Quezon City, they can drive or commute via the MRT, or take the bus which is just outside the GA Tower. There are also a lot of shops, restaurants, groceries, and even malls many of which are just within walking distance making it every city dweller’s dream home, Valencia added.

Affordable Luxury

WRC is offering GA Towers condominium units at an average price of P2.8 to 3.6 million. These are already 1 to 3 bedroom units with a spacious floor area of 36sqm to 45 sqm.

This computes to around just Php77,000/sqm as compared to other nearby projects that are priced at around P100,000/sqm.

“Now when you get it thru Pag-Ibig, the monthly amortization is just around P16,000 a month, which is about the same price of renting a house or condominium in Mandaluyong, that is why we are calling this rental replacement,” Valencia pointed out.

“This is definitely a bargain considering that buyers will be moving in newly re-furbished condo units with complete amenities, notes Zy Valencia, marketing and promotions head of GA Towers. “This is an opportunity every home-buyer wouldn’t want to miss.” As she compared GA Tower to other developments along EDSA that are priced way above Westchester’s price offering.

Valencia explained that their prices are much lower since they are not building or developing a new condominium project. And compared to pre-selling condo projects, units are available and ready to move in after 45 days from the day of signing the contract and payment of the 10 percent down payment.

Top-Notch Condo Amenities

One advantage of living in a condominium is having access to all sorts of amenities. GA Towers offers residents complete amenities including two swimming pools (one indoor, one outdoor) a fitness gym, a beauty salon, a garden, a lobby café, and 24-hour security and CCTVs.

Valencia adds that by October, they will also be opening the Z Lounge at the Roof Deck, a bar and restaurant that will offer a unique 360-degree view of the city.

A fresh start, a clean slate

Valencia then assured prospective buyers that they have nothing to worry about since the entry of WRC has resolved any controversy between HDMF and Globe Asiatique. WRC has acquired the rights of the HDMF (Pag-Ibig) Fund through public auctions, on an “as is, where is basis.

We did our utmost due diligence and together with the assurance from Pag-Ibig Fund, everything has been running accordingly and smoothly, Valencia said.

At the start of 2020, WRC acquired the housing units and all its facilities through four separate public auctions offered by Pag-Ibig Fund and has since then taken over the re-development and selling of the subject properties to individual buyers mostly composed of Pag-Ibig member-home-borrowers.

“We are very excited about the GA Tower project as this furthers our goal to provide “affordable luxury” coupled with convenience and help fulfill the dream of every Filipino family.”

WRC is a subsidiary of RGV Group of Companies, a development company with over 300 housing projects for the past 45 years. For the past 2 years of its operations, WRC was awarded twice by HDMF as No.1 Developer in Northern Luzon and No.7 Top Developer Nationwide.

Watsons partners with Johnson and Johnson Philippines and Operation Smile Philippines to help 30 patients

As a health, wellness, and beauty retailer, the purpose of Watsons is to put a smile on the faces of its customers. Thus, it is not surprising that one of Watsons’ long-term partnerships is with Operation Smile, which transforms the smiles of children affected by cleft and palate, a gap in the mouth that did not close during the early stages of pregnancy.

After a break of nearly two years due to the pandemic, Watsons resumed its partnership with Operation Smile Philippines in November 2021. Through this partnership, Watsons has helped transform the lives of 2,036 patients for nine years and another 50 patients when the program resumed in 2021.

Watsons, in partnership with Johnson and Johnson Philippines and Operation Smile Philippines, recently went to Isabela to help 30 patients with cleft and lip palettes by providing them with free surgeries. “Our promise to Look Good Do Good Feel Great has always included doing good and uplifting the health and well-being of the communities we serve,” said Viki Encarnacion, PR and Sustainability Director of Watsons.

“Watsons dedication to transforming lives despite the pandemic is really admirable and Operation Smile is happy to be doing this with them," said Emiliano Romano, Executive Director of Operation Smile Philippines.

Joining the 40 volunteer doctors in the medical mission at Isabela United Doctors Medical Center are 20 Watsons volunteer employees.

Watsons Philippines pharmacists and employee volunteers also assisted the patients’ families by conducting hygiene orientation seminars online on the subject of post-operation feeding, oral, and lip care. Watsons also provided Hygiene Care Kits with oral and hand care products to the 50 kids post-operation.

“It only takes 45 minutes to transform the smile of a child born with lip or cleft palate. It takes so little to help them. Watsons is extremely proud to be in partnership with Operation Smile Philippines, J&J, and in Doing Good for our communities.” said Encarnacion.

This partnership in the Philippines is part of A.S. Watson’s global commitment to bring 10,000 perfect smiles in partnership with Operation Smile. This is the first Operation Smile medical mission for the year and Watsons is planning two more within the year, one in Cebu and another in Naga.

Tips to strengthen your immunity and physically become more active again

Two years into the pandemic, a lot of us may have adopted a sedentary lifestyle. According to a survey by the Department of Science and Technology’s Food and Nutrition Research Institute in 2022, around 27 million Filipinos are overweight and obese, and this number is increasing at a rapid rate. Lack of physical activity can result in inconveniences such as back pains, muscle and joint pain, and feeling more tired and lethargic.

Now that quarantine measures are less stringent, we now have more opportunities to kickstart our fitness journey. The World Health Organization (WHO) recommends having at least 150 minutes of moderate physical activity per week for adults aged 18–64 years. And especially since COVID-19 cases can rise again anytime, strengthening your immunity by taking care of your overall physical health and wellbeing should be a priority that can even prove to be beneficial in the long run.

As a company concerned with people’s health and wellbeing, AXA Philippines, one of the leading insurance providers in the country, shares some fitness tips to slowly but surely become more active again:

Take breaks from sitting. Working from home has removed the physical effort of walking around an office and commuting to work. However, it is still easy to sneak in a few minutes of physical activity even for those already back in the office. As a general rule, experts say it is ideal to stand up and do some light activity after 30 minutes of sitting such as walking or stretching for at least five minutes.

Be creative with movement. Being physically active does not just mean doing aerobic exercises such as jumping jacks and push-ups. Doing your laundry, cleaning around the house, and walking your dog count as what experts call non-exercise activity thermogenesis and can expend as much energy as exercise does. Parents working from home can even find a quick and fun activity to do with their kids during the day so that the entire family could be active. You can also take the stairs more or find an outdoor activity such as having picnics or taking a bike tour during the weekend.

Find a physical activity you enjoy. Being at home also has the biggest advantage as it is easier to sneak in several minutes of workout than in an office. Find an activity that you truly enjoy whether that be running, swimming, dancing,, or cycling. For those working in the office, find a gym or club nearby that you could go to before or after work.  The goal is to be able to incorporate this activity into your lifestyle long-term so you have to make sure that what you are doing is enjoyable and accessible for you.

Don’t be too pressured by goals. While goals can be useful, confining yourself to a strict set of goals can sometimes make you feel pressured and can end up being a barrier to your fitness journey. Instead of setting big goals such as losing a certain weight by a certain date, focus instead on goals that build habits such as committing to exercise at least 30 minutes a day. This way, you can focus on smaller and more easily achievable goals that add up to take you to where you want your fitness level to be.

Find support. Having someone with you on your fitness journey can help you stay motivated. Find a friend who is also looking to improve their fitness, or  find a bonding activity that everyone in your familyenjoys.

Everyone will have varying fitness journeys and there is no one-size-fits-all approach to it– the important thing is to make movement a part of your daily routine. AXA Philippines Chief Customer Officer Nandy Villar says, “Proactively caring for your health is essential in achieving your goals and preserving your wellbeing not just for yourself but for your loved ones, too. From self-care to full medical care, we at AXA Philippines can be your expert partner in your wellbeing journey, protection of health, and continuity of care.”

For your health care needs, AXA Philippines offers Health Care Access, a comprehensive, flexible, and affordable health care plan for hospitalization and primary health care needs including emergency, preventive, and inpatient care. It also has perks such as 24/7 teleconsultation, a Longevity Fund that you can use for medical emergencies when you reach age 76 and up, and life and accident coverage up to P500,000.
